Our open door home loan programs are geared toward low to moderate income households who have limited savings. These programs allow you to buy a home with either a very low or no downpayment.

If your household income is greater than $120,000, you probably won't be eligible for these programs, but you may qualify for conventional home loan financing, which in some instances may require as little as a 5% down payment.

In addition to these programs, homebuyer grants can provide funds to assist with down payment, closing costs, and repairs. These grants come available in March of each year and are distributed on a first-come, first-served basis.

Single Family Housing Guaranteed

Income Eligibility: $119,650* (For 1-4 person households in Ellis County, KS) / $130,250* (For 1-4 person households in Morgan County, CO)

We are an approved lender for single family housing guaranteed loans, which are backed by the Rural Development division of the United States Department of Agriculture (USDA).

Through this program we are able to provide 100% financing to low and moderate income households in eligible rural areas. This means qualified borrowers can purchase a home even though they may not have saved enough funds for a down payment or loan closing costs.
